Foreclosure Prevention Counseling

Description

The AHA provides one-on-one intervention counseling for homeowners experiencing financial hardship and difficulty making their monthly mortgage payments. Our HUD-certified housing counselors review each homeowner’s financial situation and mortgage information to evaluate which loss mitigation options may be available. We also assist homeowners with preparing and submitting loss mitigation applications to their mortgage servicer.

In order for a HUD-certified counselor to prepare to meet with you, we need to gather information and documents from you. We have an application available online (click the Blue 'Apply' button). If you do not feel you can fill out the application online, we can help you through the application on the phone or in person. Please call 732-389-2958, Option 7 for more information.

Our application requires:

  • Collecting information regarding your demographics, your income and finances, your home and your mortgage. We will need you to fill out a budget listing all expenses and bills.
  • Signing disclosures
  • Provide the following documents:
    • Photo ID
    • Income statements (Benefits Letters, Pension Statements, Paystubs spanning one month, Alimony or Child Support orders, etc.)
    • Bank statements for 2 months
    • Tax returns and W2s for 2 years
    • Most recent mortgage statement
    • Any documents received by the court regarding your mortgage
    • Any documents you received regarding mediation
    • Lease agreement if you are renting out the property
    • Deed (if you can not find your deed, please let us know, optional)
    • Hardship letter describing how you became behind (optional)
